Our real estate practice includes transactions in California, throughout the Southwest and across the United States.  We work closely with institutional and private owners and investors, regional and national developers, regional and national tenants, lenders, architects, contractors, brokers, appraisers, engineers and consultants on all aspects of commercial, industrial, and retail properties.

We have successfully closed more than $1.5 billion worth of real estate financings; negotiated and documented more than 7 million square feet of office, industrial and retail leases; handled the acquisition and disposition  of all types of real estate  including individual transactions with a value in excess of  500 million dollars.

Our corporate and business lawyers provide expert counsel on structuring and implementing corporate mergers and acquisitions, private placements of securities, organization of business entities, business agreements, including executive employment contracts.

Our environmental practice covers all aspects of hazardous materials laws and regulations as they affect our clients who own or use real estate, including handling environmental issues in real estate transactions and financing, regulatory compliance counseling, contaminated site remediation, brownfield redevelopment, property damage, cost recovery and toxic exposure claims and defense, insurance claims, and defense of enforcement actions and citizen suits.

Gilchrist & Rutter handles dispute resolution for our clients in all state and federal courts.  Our litigators have extensive experience in real estate litigation, employment litigation, insurance claims and coverage disputes, environmental  claims, unfair competition and intellectual property claims, and securities litigation.  In addition, we handle all types of mobile-home practice litigation, including but not limited to, rent control, failure to maintain fair return on investment.  Our litigation practice has included lawsuits ranging from landlord and tenant disputes to multi-party anti-trust litigation.  We represent clients in trial courts, private arbitrations and mediations, and in appellate courts.

Gilchrist & Rutter has launched a new Sustainability Practice Group to help clients navigate local, state and federal laws dealing with a project's environmental impact. The group's attorneys clarify what is required to comply with applicable laws, and how to maximize investments in "green" technology, such as making building improvements to attract tenants willing to pay a premium for environmentally friendly/healthy locations.

Our Mobile Mome Park Practice has become the first choice by California park owners seeking to subdivide their properties into resident owned communities.  We have extensive experience in local rent control interpretation, rent increase applications and litigation.  Our practice covers all issues affecting owners of manufactured housing communities with extensive experience in subdivisions, acquisitions, closure, financing, sales, tax-deferred sales and failure to maintain litigation. 

Our land use practice advises clients on the complex laws and regulations affecting the development and use of real estate, including state and local administrative approvals and permits, zoning ordinances and entitlements, California Environmental Quality Act (CEQA) compliance and Environmental Impact Report (EIR) preparation and analysis.
