Managing Partner
Jonathan S. Gross is Managing Partner of Gilchrist & Rutter, practicing in the area of commercial real estate, including major office and retail leasing, construction and design agreements; service, engineering, consulting and management agreements; brokerage agreements; title insurance; real estate secured lending; purchase and sale of developed and undeveloped property; reciprocal easement agreements and CC&Rs; ground leases; and fine art commission agreements.
Mr. Gross's clients have included the Bayside District Corporation, CommonWealth Partners, The Equitable-Nissei Figueroa Company, Lend Lease Real Estate, Maguire Properties and Thomas Development Partners.
Mr. Gross received his J.D. degree from Stanford Law School, Stanford, California. He earned his B.A. magna cum laude from Amherst College, Amherst, Massachusetts.

- Negotiated and documented major office leases on behalf of landlord, including office leases for 179,000 square feet in Irvine, California, 155,000 square feet in downtown Los Angeles, 80,000 square feet in Costa Mesa, California, and 60,048 square feet in Santa Monica, California.

Negotiated and documented, or supervised the completion of, several hundred office and retail leases and lease amendments for space in major urban projects in Los Angeles and Orange Counties and in Philadelphia, including national law firm and financial service company leases, leases for Fortune 500 companies, and leases for full-service restaurants, fast food operations, bookstores and banking facilities.

Prepared and negotiated general construction agreements for 73-story and 54-story office towers, a 300-room hotel, parking garages, mixed-use office and retail projects, and individual tenant premises, several of which exceeded 100,000 square feet. Negotiated and documented design and production architects' agreements for hotel, office and mixed-use projects.

Prepared professional consulting agreements for a mixed-use suburban development project in Dallas, Texas, and office projects in Los Angeles, including agreements regarding code compliance, hazardous waste, structural engineering and lighting design.

Represented property owners in connection with management and service agreements, including janitorial and security services; food preparation; hotel, dining club and sports club operations; and general property management.
